  • *If the rental property is owned in a company name, the ACN and ABN must be provided as it is required by the Residential Tenancies Tribunal on all documentation.

  • WE STRONGLY RECOMMEND YOU TAKE OUT BOTH BUILDING & LANDLORD INSURANCE. IF YOU DO NOT HAVE INSURNACE ON BOTH PLEASE LET US KNOW AND WE CAN RECOMMEND OPTIONS.
  • Authority to Agent

  • As your agent we are authorised to sign leases on your behalf, attend to such matters affecting the owner as are subject to the Residential Tenancies Act 1997- Make claims on my/our behalf for the return of bond monies in respect of rental monies due, repairs, maintenance, cleaning etc, as may be charged. Carry out any necessary repairs to my property at your discretion, providing that any one repair or replacement at a cost which may be in excess of $500.00
  • Payments, Outgoings & Disbursements Instructions

  • Greville Pabst can arrange to pay all outgoings such as Council Rates, Water rates, Owners Corporation Fees, Landlord Insurance, Building Insurance ect. From the Rental Income. This enables us to provide you with a comprehensive Income & Expenditure Statement for tax accounting purposes. Please advise if you would like Greville Pabst to pay outgoings on your behalf:
  • Keys

  • By Law you are required to provide us with a minimum of two sets of keys. You are also required to provide one set of keys for each tenant on the lease. If necessary, we can arrange this for you on your behalf. I/we understand that the keys are given out to my/our property by this agency to prospective tenants to view the property and whilst care is taken to assure keys are returned, this Agency cannot accept liability for any misuse of trust in giving keys out.

  • Important Information

  • Detector Inspector In the original pack sent to you outlining our fees there was a brochure regarding the company Detector Inspector and the annual smoke detector service. We feel that this service is of great importance as it reduces the stress and potential liability of whether a tenant has changed the battery every year in the smoke detector. Once serviced there is the history of the smoke detector and this gives you a higher level of protection in the case that there is a fire as your smoke detector has been serviced annually and a replacement has occurred when the smoke detector expires. If the tenant were to remove the battery from the smoke detector then majority of the liability falls to the tenant for the removal of the battery from smoke detector. If you would like us to organise the annual service please tick the box and if you would prefer not to have the service please sign the below section
  • request Greville Pabst to organize yearly maintenance of my smoke detectors for my property at;
  • I understand that I will take full responsibility for the operation of the smoke detectors for the above property and will not indemnify Greville Pabst against any future claims made by tenants or any third party.
  • Owner Acknowledgements

  • (Proof of ownership is attached, ie Insurance Policy, Council Rates Notice, Water Rates Notice, Copy of Title)
  • Residential Tenancies Tribunal Costs

  • The Following costs are incurred in association with making applications to the Residential Tenancies Tribunal and terminating tenancies in accordance with the provisions of the Residential Tenancies Act 1997.

    Application fee for a hearing (Stamp Duty) - $75.00

    Serving Notices upon a tenant by Registered Post - $7.70

    Attendance at Residential Tenancies Tribunal hearings - $95.00 per hour

    Obtaining a warrant of Possession (Government fee) Note: These prices are subject to Government statutory changes. - $144.20
